FAQ
Common Questions
How is a commercial mortgage payment calculated?
The loan is the price less your down payment, amortized monthly at the rate over 20, 25 or 30 years. The calculator opens the rate at the published starting rate for the property type you pick.
What is DSCR and why does 1.25 matter?
Debt service coverage is the net operating income of the property divided by the annual loan payments. Lenders commonly look for 1.25 or more. Enter the income and the calculator shows the DSCR and the largest loan that income supports at 1.25.
What is a balloon payment?
Many commercial loans amortize over 25 years but come due after 5, 7 or 10. The balance left then is the balloon, paid or refinanced at that point. Pick No balloon to run the loan to the end of its amortization.
How much can I borrow against the property?
Lenders size the loan against the property value, and each property type has a typical starting loan-to-value. The calculator shows the largest loan at that starting point and flags a loan above it.
How long does a commercial real estate loan take?
Typically 30 to 90 days, with the appraisal, the property type and your credit setting the final terms.
